Hi-Lites of CAC
CAC has successfully been in the Condo Management
business (our sole business) for over 35 years.
Our company goal is to provide consistent, organized
and proactive management. Of the approximately 90
HOA’s we manage, over half have been with
us over 10 years. CAC has the experience, efficient
systems and procedures, and depth of knowledge that
you are looking for in a management company. Every
department (bookkeeping, management and clerical)
has a larger than expected staff to allow us to
respond quickly to your needs. Because we answer
our phones (not voice mail) your request is always
attended to.

CAC owes its success in the condominium management
field to both its incredibly organized systems and to
its personnel. CAC prides itself on keeping employees
for the long term. We do this by good training, correct
(not overburdened) work loads, a company policy of really
caring about the clients, and a congenial attitude around
the office. Any client that has been to our office (and
we welcome this at any time) knows how well we all work
together. We all pride ourselves on our rapid response
to calls and requests. Five of our employees are bilingual.
Meet some of us below:
Allen & Paula Shaw:
Allen and Paula founded the company over 35 years ago.
Paula has worked at and led CAC for over 35 years. She
is the current President of CAC.
Barbara Fisher-Freeman:
Barbara has worked at CAC full time since 1980 (part
time before that while teaching). Barbara is executive
vice president and is responsible to oversee the daily
operation of the company. She manages the accounting
department, is available to Board members at all times,
and is the chief problem solver. Barbara is involved
in the operation of each and every association CAC manages.
Denise Bergmans:
Denise has worked at CAC full time for over 20 years.
She works closely with Barbara to oversee the daily
operation of the company. She supervises the property
managers and can handle any management problem or complaint
that comes in. Denise is incredibly organized and does
the job of 3 people!
Managers:
Ed Simon: Ed has
been with CAC for 7 years. He has 15 years in condominium
management experience. The Associations he manages are
all impressed with his organization and follow through
(not to mention great sense of humor).
Pat McGuire: Pat
has been with CAC for 12 years. She had 8 years of property
management experience prior to joining us. She was hired
to replace a manager that retired here after 15 years
of service. Pat is an extremely knowledgeable, professional
and thorough manager.
Sheila Johnson:
Sheila has been with CAC for about 5 years now. She
had previously been both a portfolio and on site manager.
Sheila has experienced every facet of condominium management.
Sheila, as do all of our managers, really takes pride
in doing a wonderful job for her Associations.
Lauri Moffett: Lauri's Boards are quite happy with her ability to handle anything that comes her way..
Marilyn Campanelli:
Marilyn is our newest property Manager. She has proven herself to be a go getter and her Boards are very impressed.
Bookkeeping Staff:
Carolyn Joyner:
Carolyn as been at CAC for 15 years. She is currently
the head of accounts receivable and is Barbara’s
assistant. She has worked in all positions of bookkeeping
at CAC and always does a fabulous job for the Associations.
She is one of our notary’s.
Brenda Quinney:
Brenda has been at CAC for 5 years. She is in the account’s
receivable department and deals with both homeowners
and Board members about any accounting problems. She
does a lot of the payroll for HOA’s with employees.
Monica Nakagawa:
Monica came to CAC with 5 years bookkeeping experience.
She is very knowledgable both in account’s payable
and account’s receivable. She is always happy
to assist you with any bookkeeping concerns/questions.
Lauri Moffett: Lauri is responsible for
the escrow and refinance paperwork. She has totally
reorganized the “desk” and has made all
necessary information available to all CAC employees
(so we can all help with the heavy escrow workload).
Claudia Samara:
Claudia started at CAC the same time as Brenda. She
is head of account’s payables. She works with
the managers, board members, vendors and the bank to
make certain all accounts are up to date. Claudia is
our other notary.
Kleidy Hernandez:
Kleidy is an amazing bookkeeper. She works in account’s
payable with Claudia. They are a great team and work
together to make sure all needs are met in a very timely
manner. She organizes and coordinates insurance.
Miriam Leyba: Miriam
is our clerical backup person. She helps all CAC personnel
with their clerical needs and keeps bookkeeping from
getting behind in its filing!
Lisa Persinger:
Lisa is our receptionist. She is always helpful and
polite to our clients, even when juggling eight phone
calls at once.
